Earnest money is one of the first things a new buyer runs into, and it's usually the first real question: how much, who holds it, and do you actually get it back if something falls through? Here's the simple version.
What Earnest Money Actually Is
It's a good-faith deposit you put down shortly after your offer is accepted, showing the seller you're serious about the purchase. Alabama doesn't legally require it, but it's standard practice in nearly every residential sale here.
How Much Is Typical in Alabama
There's no fixed rule, but common ranges run around $1,000-$3,000 for lower-priced homes, $2,000-$5,000 for mid-range homes (roughly 1% of the purchase price), and 1-2% or more of the purchase price for higher-priced or competitive listings. Who Actually Holds the Money
It doesn't go to the seller directly — a neutral third party holds it, usually a closing attorney, title company, or brokerage, as named in your purchase agreement. That protects both sides until closing.
