What a Buyer’s Agent Does
A buyer’s agent represents your interests — and only your interests — in the transaction. The listing agent, no matter how helpful they seem, represents the seller. That fundamental conflict of interest doesn’t disappear because everyone is polite. A buyer’s agent’s job includes helping you identify homes that match your criteria (including ones not easily found online), advising on offer strategy based on current comparable sales, identifying potential issues with a property before you’re under contract, negotiating on your behalf, guiding you through the inspection and due diligence process, coordinating with lenders, title companies, and attorneys, and getting you to closing with your interests protected at every step.
What Changed in 2024 and What It Means for Alabama Buyers
Following a national settlement involving the National Association of Realtors, the rules around buyer agent compensation changed. Buyers are now typically asked to sign a Buyer Representation Agreement before touring homes with an agent — this agreement defines the agent’s role and how they’ll be compensated. Compensation is negotiable and should be clearly discussed upfront. In many transactions, sellers still offer compensation to the buyer’s agent as part of the deal structure — but it is no longer an automatic assumption, and how it works should be transparent from the start of your relationship with your agent.
