What 4 Huntsville-Area Homes Are Really Worth in 2026

Our team recently sat down for a game we're calling "Guess That Home Price" — real Embry Group agents, real homes, real sold prices, and zero notes to work from. We pulled four actual home sales from different years and different Huntsville-area neighborhoods, showed the agents only a photo and a year, and asked them to guess what each one sold for back then and what it's worth today. The guesses were fun. The real numbers turned out to be the actual story.

The Numbers: Then vs. Now

Here's how all four homes actually broke down, based on real closed sales and current values:

  • Hazel Green — sold for $210,000 in 2019, worth roughly $399,900 today. That's a 90.4% increase in seven years.
  • Athens — sold for $310,000 in 2020, worth roughly $625,000 today. That's a 101.6% increase — the biggest gain on the board.
  • Madison — sold for $400,000 in 2020, worth roughly $614,000 today. That's a 53.5% increase.
  • Hampton Cove — sold for $681,000 in 2021, worth roughly $900,000 today. That's a 32.2% increase on an already high-end price point.

Every single home on this list is worth significantly more today than it sold for — which is exactly the kind of pattern we keep seeing across North Alabama.

Growth Looks Different in Every Neighborhood

The biggest surprise from this challenge wasn't that home values went up. It's how differently they went up depending on where the home sits. Athens and Hazel Green — both more affordable entry points a few years ago — posted the largest percentage gains, north of 90%. Madison held a steady, solid pace in the 50s. Hampton Cove, already priced at the top of the market, grew the slowest in percentage terms but still added real dollars.

That's the same pattern our team has pointed out in past market updates: Huntsville isn't one housing market with one growth rate. It's several markets — Hampton Cove, Madison, Athens, Hazel Green, and more — each moving at its own pace, shaped by its own mix of buyers, price point, and pace of new development.
