Real Estate Team vs. Going Solo: What Actually Changes for an Agent

EMBRY GROUP AT CRUE REALTY  |  CAREERS

Embry Group at Crue Realty  |  Huntsville, AL

The biggest difference between working solo and joining a real estate team is who carries the parts of the business that aren't client work. On your own, you generate your own leads, run your own marketing, and manage every file from contract to close. On a strong team, much of that is shared, so more of your week goes to clients. The trade-off is usually a commission split and a higher set of standards.

Neither path is right for everyone. Here's how to think through it honestly.

What You Carry When You're Solo

Solo agents have full control. You set your schedule, build your own brand, and keep a larger share of each commission. For agents who already have a steady referral base and enjoy running every part of the business, that freedom is the point.

But every role in the business is yours:

  • Finding your next client, every month
  • Paying for and producing your own marketing
  • Following up with every lead, including the ones who won't buy for a year
  • Managing paperwork, deadlines, and vendors on every file
  • Figuring out a tough negotiation alone at 9 p.m.

None of that is impossible. It just competes with the time you'd rather spend with clients.

What Changes When You Join a Team

A well-run team shares the load so agents can focus on the work only they can do. The specifics vary from team to team, but here's what to look for:

  • Lead opportunities. Many teams generate leads through marketing, partnerships, and the team's reputation. At Embry Group, that includes opportunities through our Zillow partnership.
  • Systems and follow-up. A shared CRM and clear follow-up standards mean a lead doesn't go cold because you were busy closing another deal.
  • Transaction support. Help with paperwork, deadlines, and coordination keeps files moving.
  • Marketing. Listing photography, video, social content, and print are often handled or supported by the team.
  • Training and accountability. Regular coaching, role-play, and someone checking in on your goals.
  • People to call. When a deal gets complicated, there's someone down the hall who's handled it before.

Why Agents Join Embry Group covers how our agents describe the difference in their own words.

What You Trade

A team isn't free. Most teams use a commission split, so you keep a smaller percentage of each sale than you would solo. Teams also tend to ask more of you: attending trainings, following the team's systems, hitting follow-up standards, and representing the brand consistently.

The real question isn't "split or no split." It's whether the support helps you close more business, or close it with less stress, than you would on your own. That answer is different for every agent.

Who Tends to Benefit Most From a Team

  • Newer agents who want training and real opportunities while they build a client base. If you're still getting licensed, start with How to Get Your Real Estate License in Alabama.
  • Experienced agents who've plateaued and know that more hours alone won't get them to the next level.
  • Agents who love clients but not admin, and want systems handling the parts that drain them.

Agents with a large, self-sustaining referral business and a strong back-office setup may be happiest solo. That's a legitimate choice.

Questions to Ask Any Team Before You Join

  1. Where do leads come from, and how are they distributed?
  2. What does the split cover, and what costs are still yours?
  3. What does training look like in a normal week?
  4. Who handles transaction coordination and marketing?
  5. What are the expectations for follow-up, meetings, and activity?
  6. How do agents grow here, and what happens when someone outgrows the team?
  7. Can I talk to agents who've been here a year or more?

A good team will answer every one of these plainly. If you get vague answers, keep asking. For real stories from our agents, read Why Top Agents Are Choosing the Embry Group.
