Huntsville's growth isn't slowing down, and new construction is where a lot of that growth is landing. In the first quarter of 2026 alone, Madison, Limestone, and Morgan counties saw 1,947 building permits totaling more than $532 million — a good sign for buyers who want a brand-new home instead of taking on someone else's deferred maintenance. Here's where the activity is concentrated and what to know before you buy new.

Who's Building

Lennar Homes led the pack in Q1 2026, with 289 permits totaling $54.2 million for projects in Madison, Athens, and Meridianville. DR Horton, Davidson Homes, and Woodland Homes rounded out the top homebuilders by permit volume, with projects spread across Limestone County, north Huntsville, north Madison County, Athens, Meridianville, and Owens Cross Roads. Legacy Homes is another active builder in the market, with communities stretching from Huntsville and Athens to New Market, Meridianville, and Monrovia.


Where the New Communities Are

Clift Farm, Hays Farm, and Town Madison are three of the higher-profile mixed-use developments blending new-construction housing with retail, dining, and green space — a different model than a standard subdivision, and popular with buyers who want walkability built in from day one. Beyond those, Meridianville continues to see steady new-home growth for buyers who want more land and a quick commute back into Huntsville, while Athens and New Market offer a similar new-construction feel at a somewhat lower price point, generally in exchange for a longer drive.

What's Different About Buying New Construction

Builder incentives — rate buydowns, closing cost credits, design center upgrades — are worth negotiating on new builds the same way you'd negotiate price on a resale home, and they can add up to real savings. Timelines also work differently: spec homes that are already under construction or finished offer a faster close, while to-be-built homes on a chosen lot can take several months to a year, so match your search to how much runway you actually have. And even though everything is new, a professional inspection is still worth it — new construction isn't immune to installation errors or code issues, and it's easier to get a builder to fix something before closing than after.

HOA and Community Fees

Most of the higher-profile new communities in this list — particularly the mixed-use developments — carry HOA dues that fund shared amenities like pools, clubhouses, and common-area landscaping. Worth factoring into your monthly budget alongside the mortgage payment, since it's an ongoing cost that resale neighborhoods in older parts of town often don't have.
