Moving to Huntsville for Eli Lilly? Where to Live and What to Know
Embry Group at Crue Realty | Huntsville, AL
Eli Lilly's new manufacturing campus is one of the biggest economic development announcements North Alabama has had in years — more than $6 billion in investment and the state's largest single private industrial project to date. If a job with Lilly (or one of its contractors) is what's bringing you to Huntsville, here's what's actually been confirmed so far and how to think about your move.
What's Actually Being Built
The facility will sit on a 260-acre site at the northeast corner of I-565 and Greenbrier Parkway, with an additional 240 acres held nearby for possible future expansion. The plant itself is planned at roughly 750,000 square feet and will manufacture small molecule synthetic and peptide medicines — including oral GLP-1 products, a category that's seen enormous demand growth in recent years. It's the third of four manufacturing facilities Lilly has announced as part of a broader $50 billion U.S. capital expansion the company has committed to since 2020.
The Jobs and the Timeline
The development agreement guarantees at least 449 full-time positions — engineers, scientists, operations staff, and lab technicians — with an average annual salary of $112,700, not including benefits. Construction is also expected to generate around 3,000 jobs during the building phase.
Here's the part that matters most if you're planning a move: construction starts in 2026, but the facility isn't expected to be complete until 2032. That's a long runway. If you're coming for a construction-phase job, your timeline looks very different than if you're coming for one of the permanent manufacturing roles, which will likely phase in as the facility nears completion later in the decade. Confirm your own start date and role with your employer rather than assuming either timeline applies to you.
Where to Start Looking for a Home
The Lilly site sits in the same general corridor — I-565 and Greenbrier Parkway — that's become one of the fastest-growing job hubs on the west side of the Huntsville metro. Madison is the closest established city with easy access via I-565, and it's worth a look first if you want to be close to the site. Harvest and unincorporated west Madison County are a bit further out but still within a reasonable commute if you're looking for more land or a lower price point. Athens and the rest of Limestone County are worth considering too, especially since much of the area's growth, including this project, is happening on that side of the county line.
Renting First vs. Buying Right Away
With a construction start in 2026 and completion years out, there's no rush to lock in a specific neighborhood before you've spent time in the area. If your role or exact start date isn't fully settled yet, renting for six months to a year is a reasonable way to get to know the west side of the metro before you commit. Check out our sister company, Venture Haven Property Management, if renting first to get to know the area is the route you'd prefer. If you're ready to buy now, getting pre-approved before you start touring homes will make your search — and your eventual offer — a lot smoother. Book a free buyer consultation and we can help you start the process.
