Home Prices: Holding Steady, Still Ticking Up

Over the last 12 months, Madison's median home price moved from about $388,000 to around $390,000, based on our team's local market data as of mid-August 2026. That's a small increase — not a big swing in either direction. In plain terms: the market isn't spiking, but it isn't cooling off either. Prices are holding fairly steady with a slight upward drift.

Why Madison Keeps Pulling Buyers

Two things keep showing up as the reason buyers choose Madison specifically: the school district and job growth in the area. Both tend to support steady, long-term demand rather than the kind of short-term spike that can reverse quickly, which is part of why prices here have stayed relatively stable even as the broader market shifts.

Homes Are Moving Fast: About 36 Days on Market

"Days on market" just means the average amount of time a home sits actively listed before going under contract. In Madison right now, that average is around 36 days — a sign that demand hasn't slowed down. Homes that are priced and presented well are still finding buyers at a healthy pace.

Inventory: The Number That Doesn't Get Talked About Enough

Inventory — the count of homes currently listed for sale — is easy to overlook, but it tells you a lot about which direction the market is leaning. Right now, there are about 629 active homes on the market in Madison. Here's why that number matters either way it moves:

  • If inventory keeps climbing, buyers gain more room to negotiate — more choices, less competition per home.
  • If inventory shrinks, expect to see multiple-offer situations again, since buyers are competing over fewer available homes.

Keeping an eye on that number over the next few months is one of the better ways to gauge where the Madison market is headed next.

So, Is Now a Good Time to Buy in Madison?

Our honest read: the market is stabilizing, but Madison is still growing — and that combination tends to be a good sign for long-term equity growth in a home here. Nothing about a slower pace of price growth means the area is losing momentum; it just means the pace has become more sustainable.

Why This Matters

Market conditions shift from month to month, and the numbers above are a snapshot, not a permanent read on the Madison market. If you're weighing a purchase — or just want a current, specific read on a home or neighborhood — that's exactly the kind of question our team can walk through with you directly.
