Athens, the county seat of Limestone County, is a short drive west of Huntsville along Interstate 65 and Highway 72. For decades it was a quiet, charming small town. Then Mazda Toyota Manufacturing arrived.
MTM's Limestone County plant represents a $1.6 billion investment with around 4,000 direct jobs and roughly 2,000 additional supplier-partner jobs. Production began in 2021, the plant reached the 4,000-employee mark, and it is expected to build its one-millionth vehicle in 2026. The ripple effects — restaurants, retail, new construction, and demand for housing — have reshaped the local economy.
That growth is layered on top of an already-strong Huntsville-Madison housing market, which sends value-focused buyers and investors out toward Athens in search of more square footage for the dollar.

Athens has two main public school systems, depending on where you live: Athens City Schools and Limestone County Schools. As with any school-driven decision, verify zoning directly with the district for any specific address you're considering.
A Real Downtown
Athens has something a lot of fast-growing suburbs don't: a true historic downtown square anchored by the Limestone County Courthouse. Locally owned shops, restaurants, and coffee spots ring the square, and the city has worked hard to preserve and revitalize the area. Annual events like the Tennessee Valley Old Time Fiddlers' Convention have been an Athens tradition for decades and pull visitors from across the region.
The presence of Athens State University also gives the downtown area a slightly different feel than a pure bedroom community.
The Commute Reality
Most Athens residents working in the Huntsville area drive Interstate 565 or Highway 72 east. Depending on where you live in Athens and where you're headed, the commute typically lands in the 25- to 40-minute range. Many MTM employees, of course, work within Limestone County itself.
If you can work remotely or have flexible hours, the commute often feels like a fair tradeoff for the lifestyle and price point.

Athens leans into its small-town identity in a good way: it's friendly, the historic downtown is walkable, and the surrounding county includes farmland, the Elk River, Wheeler Wildlife Refuge, and easy access to outdoor recreation.
