If you keep half an eye on Huntsville real estate news, you've probably already seen the name Harris Farms. The City Council approved rezoning for the project in July 2026, clearing the way for one of the largest single residential developments north Huntsville has seen in years. Here's what's actually been approved so far — and what it means if you're thinking about buying in the area.
Where Harris Farms Is
The development sits in north Huntsville, on the north side of State Route 255, west of Memorial Parkway. It's close to North Village, a retail development already under construction nearby, which gives the area a head start on the shopping and dining that usually follows a project this size.
How Big Is It, Really
The approved rezoning covers 505 acres and calls for approximately 1,800 housing units. For comparison, that's a meaningfully larger footprint than most of the subdivisions that have gone in around Huntsville over the past several years — closer to the scale of a planned community than a typical single-builder subdivision.
There's also a separate 536.8-acre annexation proposal for land east of U.S. 72 and near Little Cove Road. That land includes plans for another housing development in the McMullen Cove area — a related but distinct project worth watching if you're tracking growth on this side of the city.
What Amenities Are Planned
Based on what's been approved, Harris Farms is planned to include a resort-style pool, pickleball courts, dog parks, and greenways. Exactly how these are phased in, and which sections of the development get them first, hasn't been made public yet.
What Hasn't Been Announced Yet
Rezoning approval is an early step, not a start-construction announcement. As of now, there's no public builder lineup, no announced price points, and no confirmed date for when the first lots or homes will actually be available. If you're interested in this development specifically, the most useful thing you can do right now is have an agent who's watching for builder announcements and lot releases, rather than trying to track it yourself through news coverage alone.
Why This Matters for Buyers
A development this size, even years from completion, tends to shape the surrounding market — new retail, new schools or school-zone changes, and added competition for existing homes in the area as more inventory eventually comes online.
