Selling your home yourself — known as FSBO, or "for sale by owner" — can seem like an easy way to keep more of your equity. Here's an honest look at what it actually involves.
What FSBO Actually Involves
Selling on your own means you're responsible for everything an agent would normally handle: pricing the home correctly, marketing and photography, scheduling and hosting showings, fielding and negotiating offers, coordinating with the buyer's agent and lender, and managing the paperwork through closing. None of it is impossible to learn, but all of it takes real time, and pricing especially is easy to get wrong without access to the data agents use every day.
Alabama Still Requires an Attorney, FSBO or Not
One thing that doesn't change if you sell yourself: Alabama law requires a licensed attorney to draft and prepare the legal documents involved in a real estate closing. FSBO sellers still need to line up a real estate attorney to handle the deed, closing documents, and title work — it isn't optional in this state, agent or no agent.
The Real Trade-Off: Time and Expertise vs. Commission Savings
The appeal of FSBO is straightforward — skipping a listing agent's commission. What's harder to see upfront is what that commission is typically paying for: pricing strategy based on real comparable sales, professional marketing and exposure to buyers actively searching, skilled negotiation on your behalf, and someone managing the dozens of small details and deadlines between an accepted offer and closing day. For a lot of sellers, the time and stress saved is worth more than it looks like on paper.
What National Data Shows
FSBO sales have been declining for decades — down to roughly 5% of all home sales nationally in recent years, according to the National Association of Realtors' most recent seller survey, compared to around a fifth of sales back in the 1980s. The same data shows a meaningful price gap between FSBO and agent-assisted sales, though some of that gap reflects that FSBO sales skew toward simpler property types. Either way, it's a trend worth knowing about before deciding which route fits your situation.
When FSBO Might Actually Make Sense
FSBO tends to work best in specific situations: selling to a buyer you already know, like a family member or neighbor, a simple transaction with no financing contingencies to manage, or a seller with real estate, sales, or contract experience and genuine time to devote to it. Outside of those situations, most sellers find the trade-off doesn't favor going it alone.
