For years, downtown Huntsville was a place people worked, ate, and visited for festivals — not necessarily where they owned a home. That's starting to change, with a small but real wave of new construction and historic conversions giving buyers actual ownership options in the historic core, alongside the apartment and rental projects that have gotten most of downtown's recent attention.
New Construction: The Lewter District Townhomes
In April 2026, downtown Huntsville unveiled its first multi-million-dollar new-construction townhomes: the Lewter District, a collection of 14 luxury townhomes on Washington Street priced from roughly $1.3 million. The project is attached to the historic Lewter Hardware Company building, which is being converted into a restaurant called Brick and Tin — pairing brand-new construction with a piece of downtown history next door. New construction has historically been hard to come by in the historic district, which is part of why these moved quickly.
Historic Conversion: The Annie Merts Condos
For buyers who want history built into the walls themselves, the Annie Merts Condos are converting the 1928 former school building into 10 condominium units ranging from one to three bedrooms, with completion expected in early 2026. The building's Renaissance Revival details are being preserved — new windows and masonry work are designed to keep the original look — while the interiors get high ceilings and high-end finishes. Several units have already sold, but a handful remain available for buyers who want a genuinely one-of-a-kind address downtown.
The Existing Resale Market
Beyond these two projects, downtown Huntsville has a small but active resale condo market. Established buildings like 301 East offer condos with private balconies, open floor plans, and modern finishes. At any given time there are usually only a handful of downtown condos listed for sale — recent listings have ranged from the mid-$400,000s to the mid-$800,000s. It's a much smaller, more competitive slice of the market than the suburbs, so buyers who find the right unit typically need to move on it quickly.

City leaders have pointed to resident demand as the driver behind these projects — people have been asking for more ownership options in the historic core, not just apartments. So far that demand has been met with high-end new construction and historic conversions rather than large-scale condo towers, which means the options are genuinely distinctive, but limited in number.

Downtown living tends to appeal to empty nesters and downsizers who want less yard and more walkability, professionals who want to be steps from Big Spring Park, the Von Braun Center, and downtown's restaurant scene, and buyers looking for a low-maintenance second home in the city center.
What to Know Before You Buy Downtown
Condos and townhomes typically carry HOA dues that cover building maintenance, insurance, and shared amenities, so factor that into your monthly budget. Parking can also be more limited than in the suburbs, and if a property sits within the historic district boundaries, exterior changes may require review before you make them.
Why This Matters
Because so much of what's available downtown right now is either a limited-run new construction project or a one-time historic conversion, buyers who want to own in the historic core have a real but narrow window before these first projects are fully sold out.
