Contingent, Pending, or Under Contract? What Listing Statuses Actually Mean

If you've spent any time scrolling listings, you've seen the labels — active, contingent, pending, under contract — and it's not always obvious what separates one from the next. Here's the simple version.


Active

The listing is on the market and the seller is accepting offers. Nothing has been agreed to yet.


Under Contract

The buyer and seller have signed a purchase agreement. The home is no longer actively being shown or marketed to new buyers, but the deal hasn't closed yet. Both "contingent" and "pending" are technically sub-categories of under contract — they just tell you how far along the deal is.


Contingent

A contingent listing means the seller has accepted an offer, but the sale still depends on certain conditions being met first — typically the buyer's home inspection, financing approval, or an acceptable appraisal. If one of those conditions falls through, the deal can cancel and the home goes back on the market. This is why some contingent listings do still accept backup offers.


Pending

Pending means those contingencies have cleared and the deal is now just working through the final steps toward closing — usually 30-45 days out for a financed purchase, faster for cash. A pending sale is much less likely to fall through than a contingent one, since the major hurdles are already behind it.


Why the Difference Actually Matters

If you're house-hunting, a contingent listing is worth keeping an eye on (and sometimes worth an agent inquiry about backup-offer position), since there's still a real chance it falls back onto the market. A pending listing is realistically off the table — treat it as sold and move on to the next option rather than waiting around.

These labels aren't just website clutter — they tell you how real your chances are with a given home and how to spend your search time wisely. Knowing the difference between "still has a shot" and "essentially sold" saves you from getting attached to a house that's already spoken for.
