Buying raw land or acreage is a different process than buying an existing home, and a lot of buyers underestimate that at first. If you're considering acreage in North Alabama — whether to build on now or hold for later — here's what to check before you write an offer.
Understand Your Financing Options
Land doesn't qualify for a standard mortgage the way an existing home does. A USDA construction loan can combine land purchase and home building into a single, one-time-closing mortgage for buyers in eligible rural areas — and importantly, USDA rural home loans don't have an acreage limit, provided the lot size is typical for the area. The catch: USDA requires construction to begin soon after closing, so it's not a fit if you plan to buy and sit on the land. Alabama Farm Credit is another strong option, offering dedicated land loans through several North Alabama locations for buyers who want more flexibility on timeline.
Check Perc Tests and Soil Before Anything Else
If the property isn't on municipal sewer, a percolation test is non-negotiable before you close. It determines whether the soil can support a septic system — and where. Skipping this step is one of the most common (and expensive) mistakes acreage buyers make. You can make any offer contingent on a passing perc test.
Confirm Access, Utilities, and Easements
Does the parcel have legal road access, or does it rely on an easement across someone else's property? Is power nearby, or will you need to pay to extend a line? Is there a well, or will one need to be drilled? These questions matter far more on acreage than they do on a lot in an established subdivision, and answering them early avoids surprises during closing.
Zoning and Restrictions Still Apply
Even in rural North Alabama, county zoning, floodplain designations, and occasionally deed restrictions can limit what you're able to build. It's worth a call to the county planning office before you fall in love with a piece of land, especially if you have specific plans for a barn, guest house, or agricultural use.
