Buying a Home in Huntsville From Out of State: How It Works, Step by Step

EMBRY GROUP AT CRUE REALTY  |  BUYER'S GUIDE

Embry Group at Crue Realty  |  Huntsville, AL

Yes, you can buy a home in Huntsville without living here yet, and many of our clients do. The process is the same as a local purchase. What changes is how you do each step: you'll tour by video, rely on your agent and inspector as your eyes on the ground, and plan your closing around your travel. Here's how it works, step by step.

Step 1: Get Pre-Approved Before Anything Else

Pre-approval matters even more when you're buying from a distance, because you may need to make an offer on a home you've only seen on video. Work with a lender who's licensed in Alabama and familiar with the local market.

If you're relocating for a new job, tell your lender right away. Some loan programs let you qualify using a signed offer letter before your start date, but the rules vary, so ask early.

Step 2: Narrow Your Areas Around Your Commute

When you can't drive around on a Saturday, choosing an area is the hardest part. Start with where you'll work, then pick two or three areas that fit the commute you want. Whether you're headed to Redstone Arsenal, Research Park, NASA Marshall, or another major employer, that commute will narrow your search faster than anything else.

Ask your agent for what you can't see online: what the drive feels like at rush hour, what's being built nearby, and how different streets in the same area compare.

Step 3: Sign Your Buyer Agreement and Start Touring by Video

Before your agent tours homes with you, in person or virtually, you'll sign a written buyer agreement that spells out their services and compensation. Ask your agent to walk you through it before your first tour.

Then the touring starts. A good video tour isn't a polished listing video. It's your agent walking the home live, opening closets, checking water pressure, showing you the view from the back deck, and pointing out the smells and sounds a camera won't catch. Ask for the street and the neighbors' homes, too.

Step 4: Plan One Focused Trip If You Can

If you can visit, one well-planned weekend is worth more than several scattered ones. Narrow your list by video first, then fly in to see your top homes and drive your future commute at the time you'd actually make it.

Step 5: Make a Strong Offer From a Distance

Offers are signed electronically, so being out of state doesn't slow you down. Your agent will help you price the offer against recent comparable sales and set terms that work for your timeline, like a closing date that lines up with your move.

Step 6: Let Your Inspector Be Your Eyes

You don't need to attend the home inspection in person. Many buyers join by video for the walkthrough at the end, then review the written report with photos. Your agent can attend, then help you decide what to ask the seller to repair or credit.

Step 7: Plan Your Closing Early

In Alabama, closings are handled by a closing attorney or title company. Ask early whether you can sign remotely or by mail if you won't be in town. Options depend on the closing office, your lender, and your loan, so give yourself lead time.

Before you wire any money, call the closing office at a phone number you already trust to confirm the wiring instructions. Never rely on wiring instructions sent only by email. This is the most common scam aimed at out-of-state buyers.

Many buyers do the final walkthrough by live video, too.

Step 8: Set Up Your Move-In

Line up utilities, internet, and your moving date before closing. Our [LINK: Setting Up Utilities When You Move to Huntsville or Madison] guide walks through who to call.
