Home Prices: Holding Steady Around $300,000

Based on our team's local market data as of September 2026, home prices in Athens have held fairly steady over the past year at around $300,000. That kind of stability is worth noting on its own — it means Athens hasn't seen the sharp swings some other North Alabama markets have.

The Number Worth Watching: Price Per Square Foot

When you're comparing two markets, the median price alone can be misleading, because it doesn't account for how much house you're actually getting. That's where price per square foot comes in — it's simply the sale price divided by the home's square footage, and it lets you compare value more directly.

Right now, Athens is running around $161 per square foot, compared to about $173 per square foot in Madison. On a typical-sized home, that gap adds up to real savings — and it's a big part of why Athens is being called the value play right now.

Based on our team's local data as of September 2026, homes in Athens are averaging a longer stretch on the market than what we're seeing in Madison right now. A longer average generally means less competition per listing and more room for buyers to negotiate on price, closing costs, or repairs — a meaningfully different experience than the multiple-offer situations still common in Madison.
