Alabama Property Taxes Explained: What Huntsville Homebuyers Need to Know

For buyers relocating from higher-tax states, Alabama's property taxes are consistently one of the more pleasant surprises of the move. Understanding how the system actually works — and how to claim the homestead exemption you're entitled to — can save real money every year you own the home.
How Property Taxes Work in Alabama
Alabama calculates property taxes based on assessed value, not full market value, and applies a millage rate on top of that. In Madison County, homeowners in Huntsville pay $5.80 per $100 of assessed value, while homeowners in rural Madison County pay $3.65 for improved property and $3.35 for land. On average, Madison County's effective property tax rate runs well under half a percent of a home's fair market value — among the lowest in the country.
The Homestead Exemption
If you own a single-family home and occupy it as your primary residence as of October 1 of the tax year, you likely qualify for a homestead exemption. This isn't automatic — you have to apply, and the deadline is December 31st.
For homeowners under 65 who aren't disabled, the exemption covers up to $4,000 in assessed value on the state portion of taxes and up to $2,000 in assessed value on county taxes.
For homeowners 65 or older with an adjusted gross income under $12,000, the benefit is significantly larger: the entire state portion of property taxes is eliminated, and up to $5,000 in assessed value is exempt from county taxes, including school district levies.
Homeowners who are permanently and totally disabled — regardless of age or income — get the biggest break of all: a full exemption from property taxes, both state and county.
What Buyers Should Do After Closing
As soon as you close, put applying for your homestead exemption on the to-do list. It's a quick trip (or online form, depending on current processing) to the Madison County Tax Assessor's office, and missing the December 31st deadline means waiting until the following year to start saving.

Property taxes are one of the ongoing costs of homeownership that's easy to overlook when comparing markets, but it adds up over years of ownership.
